Sunset Pointe Towers

Burnt Store Marina  ·  Punta Gorda, Florida

3329 & 3333 Sunset Key Circle

Where Charlotte Harbor meets home.

A private double-gated peninsula above Charlotte Harbor, where unobstructed western water views, resort-class amenities, and a close-knit ownership community define a genuinely different way of living in Southwest Florida.

Two towers.
One remarkable location.

Sunset Pointe Towers North & South sit at the tip of Prosperity Point, a private peninsula tucked between the North and South marina basins of Burnt Store Marina. The position is unmatched: unobstructed western views across Charlotte Harbor, water on three sides, and a double gate between you and the rest of the world.

This is a community that takes its obligations to owners seriously. The buildings are maintained, the reserves are funded, and the people who live here look after one another. That combination of financial stewardship and genuine neighborliness is rarer than it sounds, and it shows in the long-term value of every home within these towers.

The pace here is active, social, and beautifully unhurried. Mornings on the lanai as sailboats clear the marina channel. Afternoons on the water, the golf course, or tennis and pickleball courts. Evenings with neighbors at Cass Cay as another unforgettable sunset settles over Charlotte Harbor.

More than a home.
A way of living.

Life at Sunset Pointe Towers revolves around the water, the warmth, and the people who share it with you. Every amenity, every view, every detail has been considered with the discerning homeowner in mind.

Boater's Paradise

One of the largest deep-water marinas on Florida's west coast sits at your doorstep. With 525 wet slips accommodating vessels up to 100 feet, dry storage, and a clear 10-nautical-mile run to the Gulf of America through Boca Grande Pass, the water is never more than a few minutes away.

Legendary Sunsets

Western exposure over Charlotte Harbor means every evening ends the same way: a sky full of orange and gold, the lights of Gasparilla Island glimmering on the horizon, and 270 square miles of the second-largest estuary in Florida reflecting it all back. No two sunsets are alike, and every one is yours.

Golf & Recreation

A 27-hole executive golf course winds through the community just minutes from your door. Burnt Store Marina is one of the very few gated communities in Florida that pairs a full marina with a full golf program inside the same gated community. Add lighted tennis and pickleball courts, a fitness club, and a packed social calendar and you will find it surprisingly easy to fill a day.

Private & Secure

Sunset Pointe Towers North & South sit within Prosperity Point, a double-gated private peninsula inside the already-gated 600-acre Burnt Store Marina community. With around-the-clock secure access and a close-knit ownership group that looks after one another, this is genuine lock-and-leave living for full-timers, seasonal residents, and investors alike.

On the Water, Daily

Charlotte Harbor, ranked among the top ten sailing destinations in the United States by Sail magazine. Kayak from the esplanade, watch manatees and dolphins glide up and down the channel, or watch the morning boat parade from your lanai. The water is not a backdrop here. It is your back yard.

Dining & Social Life

Two on-site dining destinations serve the community year-round, including the waterfront Cass Cay with live tribute bands through season, the Linkside Cafe at the golf club, and the Trading Post deli at the marina. You can dine well every night without leaving the gates. When you do venture out, downtown Punta Gorda, Fishermen's Village, and the waterfront restaurants of Cape Coral are each about 14 miles away.

Spacious.
Refined.
Distinctly yours.

A community that
weathers every storm.
Literally.

For anyone buying a condominium in Southwest Florida today, the question of building integrity and financial stability is not optional. We understand that, and we welcome it.

Sunset Pointe Towers North & South were built immediately after Florida first implemented the Statewide Building codes in 2002 which required, among other changes, much stronger wind design requirements. The reserve fund is actively managed, the buildings are regularly inspected, and capital improvements are planned well in advance. Our goal is a community where owners can purchase with confidence, insure without surprises, and sell when the time comes knowing the building speaks for itself.

Built for the Coast. Proven in the Storms.

Over the past decade, Sunset Pointe Towers has weathered some of Florida's most powerful hurricanes—Irma, Helene, Milton, and Ian, which passed directly over our community. Even during Ian, the towers remained safe, habitable, and structurally secure. While long-term repairs were required to roofs and exterior components, daily life and amenities continued uninterrupted. Our buildings have consistently demonstrated the kind of resilience and engineering quality that coastal owners value.

Concrete Construction & Impact Glass

The tower structures are constructed of post-tensioned cast-in-place concrete, designed to meet the structural requirements for exposure conditions and loads anticipated in a coastal environment per the applicable design standards at the time of construction. Exterior windows and doors fall within these design parameters to resist anticipated hurricane force winds as well.

Fully Funded Reserve Accounts

The association maintains a fully funded Structural Integrity Reserve and Non-Structural Reserve Studies, as required by state law. Both studies were conducted by Reserve Advisors, LLC in October 2025 and are totally funded with owner assessments, and no debt has been incurred to fund them. Capital projects are scheduled and funded well in advance, not deferred or reacted to after the fact.

One of the largest marinas
on Florida's west coast.
Your backyard.

Burnt Store Marina is built around the water. As home to 525 deep-water wet slips with capacity for vessels up to 100 feet, plus hundreds of dry storage spaces, it earns its reputation as the largest and most complete marina community on Florida's Gulf Coast.

Charlotte Harbor, the second-largest estuary in Florida at 270 square miles, wraps around the peninsula. Boca Grande Pass, the primary gateway to the Gulf of Mexico, is 10 nautical miles west. The route is bridge-free, deep, and as straightforward as boating gets. Sail magazine has consistently ranked Charlotte Harbor among the top ten sailing destinations in the United States.

On land, the Freedom Boat Club, Platinum Point Yacht Club, kayak rentals, and guided fishing charters all operate within the gates. Cayo Costa State Park, Cabbage Key, Boca Grande, and North Captiva are popular day-trip destinations by boat.

The world's largest investor.
Just bought next door.

In April 2025, Blackstone Infrastructure completed its acquisition of Safe Harbor Marinas, the company that owns and operates Burnt Store Marina, for $5.65 billion. Blackstone is one of the largest alternative asset managers on earth, with over $1 trillion in assets under management.

This is not a passive financial transaction. Blackstone explicitly stated its intention to invest behind Safe Harbor's existing marinas, improve facilities, and scale the platform. For residents and buyers at Sunset Pointe Towers, the implications are direct and positive: the marina at your doorstep now has the backing of one of the most capable capital allocators in the world.

When institutions of this scale commit $5.65 billion to a marina network, they are signaling something clear about the long-term value of waterfront communities like ours. The acquisition validates what residents here have known for years: this address is genuinely exceptional.

Investing behind
existing marinas to
expand their footprint.

Blackstone's stated strategy for Safe Harbor is a long-term buy-and-hold approach focused on developing existing marina facilities and strategically scaling the platform. For a marina already ranked one of the largest deep-water marinas on Florida's west coast, that commitment means continued investment in the infrastructure that defines this address.

Marinas benefit from key long-term thematic tailwinds including the growth of travel and leisure as well as population inflows into coastal cities. We believe Safe Harbor is the best positioned company in this sector.

Everything
within the gates.
The world beyond.

Burnt Store Marina is a 600-acre gated community with 47 sub-associations and approximately 1,920 residences, making it one of the most complete master-planned waterfront communities in Southwest Florida. Within the gates, you will find nearly everything you need for a full, active, and connected life.

Two on-site restaurants serve the community throughout the season. The 27-hole executive Burnt Store Golf & Activity Club hosts leagues, clinics, and social events year-round. Miles of walking and biking paths weave through the community's natural landscape. And the marina itself is a destination in its own right, with the Freedom Boat Club, yacht charters, kayak rentals, and a ship's store all on-site.

On weekends, you can be barefoot on the white sands of Cayo Costa State Park in under 30 minutes by boat. The island is accessible only by water, meaning the crowds never arrive. Beyond the gates by road, downtown Punta Gorda and Cape Coral are each about 14 miles, and Southwest Florida International Airport (RSW) is roughly 55 minutes south.

Answers to the questions
that matter.

Before making a decision this significant, you deserve straight answers. Here are the questions buyers ask most often about life at Sunset Pointe Towers North and South.

Yes, pets are welcome at Sunset Pointe Towers. The association permits 2 domestic pets subject to behavior guidelines outlined in the Rules and Regulations. Full details are available in the governing documents.
Rentals are permitted subject to the association's rental policy. The community has historically attracted both full-time residents and seasonal owners who rent during the off-season. Minimum lease terms (30 days) and tenant approval requirements apply. Prospective investors should review the current rental provisions in the Declaration of Condominium and confirm current policy with the management office.
Quarterly HOA Fees include building exterior insurance, common area maintenance, landscaping and irrigation, pool and spa service, elevator maintenance, Direct TV, High Speed Fiber Optic internet, water and sewer, AC system management and replacement, air-conditioned storage units, and reserve fund contributions. The all-inclusive structure is one of the most valued aspects of ownership here.
Residents have access to the 525-slip Safe Harbor Burnt Store Marina through separate slip lease or purchase agreements. Wet and dry storage are both available for vessels up to 100 feet. Note that Safe Harbor Burnt Store is now owned by Blackstone Infrastructure following a $5.65 billion acquisition completed in April 2025, bringing substantial institutional investment into the marina's future. The Freedom Boat Club also operates on-site for those who prefer a membership model. Contact the marina office directly for current availability and rates.
Both. Sunset Pointe Towers has a healthy mix of full-time residents and seasonal owners, with the community most active from November through April. The buildings, amenities, and management services operate year-round.
Sunset Pointe Towers North and South lie within Prosperity Point, the only double-gated private peninsula within Burnt Store Marina. The position provides water views on three sides, complete privacy from the broader community, and a level of quiet that larger condominium clusters cannot offer. The towers are also the newest high-rise buildings in the marina, meaning the structure and systems are more current than comparable buildings in the area. The association is independently governed and financially self-sufficient.
